As property acquisition and advisory specialists, we often see vendors failing to achieve an optimum sale price. Whether a property is sold by auction or private negotiation, a strategic approach to disposal with particular emphasis on the timing, method of sale and negotiation process will maximise the asset’s realisation potential.

Because Wakelin Property Advisory has no allegiances to other organisations when advising clients on the disposal or acquisition of property, the company can provide authentic, impartial advice and protect your interests throughout the disposal process.

If you are a new client, a nominal fee is charged for us to inspect, evaluate and report back to you with an opinion of your property’s value and disposal recommendations. This fee is refunded when you proceed with our advice.

We will work closely with you to:

  • Independently and objectively provide an opinion of value on the subject property

  • Recommend the most appropriate method of disposal independently of an estate agent’s recommendation

  • Appoint the real estate company and individual who, in our professional opinion, will conduct the sale in the most professional and accountable manner

  • Negotiate the selling agent’s fee on your behalf

  • Advise you on how to achieve the optimal result through correct timing, marketing and presentation

  • Liaise with you throughout the marketing period to ensure your complete satisfaction

  • Represent you and safeguard your interests at auction and/or throughout private negotiations

The cost of our involvement in this process may be negotiated directly with us or invoiced directly to the appointed selling agent, and covered within the fee payable to the agent.
